Frequently Asked Questions

Plain answers for South Bay home sellers. Anything else — call (925) GET-SOLD and ask the broker.

What does (925) GET-SOLD mean?

It is our phone number written as words. On a phone keypad, GET-SOLD dials 438-7653, so the full number is (925) 438-7653. One number to remember: GET-SOLD.

Is the home value review really free?

Yes. The value review is free and there is no obligation. We look at recent comparable sales near your home and give you a pricing range and a selling plan. You decide what happens next.

How do you set the asking price for my home?

From real comparable sales in your neighborhood, adjusted for your home's size, condition, lot, and timing. Pricing is a strategy, not a guess — the review explains the numbers behind the price we recommend.

What will it cost me to sell my home?

The commission is negotiable and is set in writing in the listing agreement before we start. You will also have normal closing costs, such as title and escrow fees. We go through every cost with you before you sign anything.

How long will it take to sell my home?

It depends on the price, the condition of the home, and the market at the time. A home priced from real comparable sales and presented well gives itself the best chance. No honest broker can guarantee a number of days, and we will not promise one.

Do I need to remodel or fix things before I sell?

Not always. Some repairs pay back more than they cost, and some do not. We walk the home with you and sort the work into three groups: fix now, fix only if it is cheap, and leave as is. Selling as-is is also an option, and the price plan will reflect it.

Do I need staging and professional photos?

For higher-value homes, yes, we strongly recommend them. Buyers decide online first. Staging and professional photography — including twilight and drone shots — are how an expensive home justifies its price in the first ten seconds.

My home has tenants in it. Can you still sell it?

Yes. Homes with tenants are sold every week in the South Bay. California law sets the notice and showing rules, and we follow them exactly. Tell us the tenancy details when you call and we will plan around them.

What happens after I call?

Four steps. First, a short call about your home and your timing. Second, the free value review. Third, preparation — staging guidance, repairs that pay, and professional photos — then the listing launches. Fourth, offers are reviewed with you line by line and we negotiate to closing.

Who will I actually be working with?

Andrew Zel, a licensed California Real Estate Broker, CA DRE #01278264. Licensed since 2000 and a broker since 2004. You deal with the broker directly — not a call center and not a hand-off to a junior agent.

Which areas do you serve?

The South Bay: San Jose and its neighborhoods (Willow Glen, Almaden Valley, Evergreen, Silver Creek, Blossom Hill), Saratoga, Los Gatos, Monte Sereno, Campbell, Los Altos, Los Altos Hills, Palo Alto, Cupertino, Sunnyvale, Mountain View, Santa Clara, Milpitas, Fremont, and Newark.

Still deciding? The free value review is the easiest first step — no cost, no obligation.
